Floor Plans and Possibilities

New factory-built Guest Houses are built to exceed the code requirements of site-built homes, and because they are built in a factory, each step of the process is carefully supervised and inspected by both the State of California and your local municipality. It is likely your Guest House will be built to even higher standards than your existing home due to newer building code requirements.

We are presenting three Guest House designs here. There are many more possibilities. Your factory-built Guest House can be customized inside and out for you. Once we have determined the size of guest house that is permissible on your property, we will work with you to choose a floor plan, an exterior finish and interior upgrades that suit your project and your budget. The exterior finish can match your existing home or have a complementary style.

How long do I have to wait to move in?

Once you’ve placed your order, we’ll start preparing the building site while your Guest House is being built in the factory. You should be able to move in within two months of your order!

Price and Financing

Yes, you can finance! Use your IRA under certain circumstances. Home equity line, or other financing options are also available.

Base Price for a 640 sq. ft. Guest House begins at $38,490. Additional charges would be added to increase the square footage, include interior sprinklers (where mandated), and to add porches, decks and other options.
Permits, foundation and installation will cost an additional $15,000 to $25,000 depending on your site conditions and local municipal code requirements.

Return on Investment

The approximate project cost of building and installing a typical Guest House is $60,000 to $70,000.
Rental markets vary, but $1,500 per month is typical in the Los Angeles market. Using these figures as an example, your rental income could pay for the guest house in 3 and 1/2 years!
